SG Highway and Bopal represent two distinct phases of Ahmedabad’s residential expansion, and in 2026, both corridors offer compelling but different propositions for homebuyers and investors. Choosing between them comes down to where you are in your life stage and what you value most in a home.
SG Highway — stretching from Thaltej through Ambli to Shela — is the city’s most established western corridor. It offers a wide range of housing options across all budgets, world-class infrastructure, excellent school networks, proximity to commercial hubs, and a mature social ecosystem. Pricing for new projects here starts at approximately ₹5,500 per square foot and goes up to ₹12,000 per square foot for premium developments.
Bopal and South Bopal offer a more spacious, less congested residential environment at meaningfully lower per-square-foot rates. A 3 BHK that costs ₹1.2 crores on SG Highway can often be found for ₹85–95 lakhs in Bopal, with comparable or larger carpet area and similar amenity packages.
Connectivity is the key differentiator. SG Highway residents enjoy faster access to corporate offices, malls, and the airport. Bopal residents accept a slightly longer commute in exchange for quieter surroundings, more greenery, and better value. As the area matures, this trade-off is diminishing.
From an appreciation standpoint, SG Highway has the more proven track record, but Bopal’s lower base pricing means percentage gains can be larger in the near term as demand catches up with supply. Investors who entered Bopal four years ago have already seen 20–25% appreciation in well-chosen projects.
Our recommendation: if you are buying to live in and want established infrastructure now, choose SG Highway. If you are buying as an investment or are comfortable waiting 2–3 years for the area to fully mature, Bopal offers better value for money in 2026.
